MM - Your budget will come into play a lot too. If a landlord knows you have a company paying the bill and your budget is $1800.00/mo, amazingly enough, that is exactly what the flat costs. A flat that rents for $1800/mo one year to a USAID employee, may rent for LE1800 the next year if the owner feels like renting it out to you and that is all you can pay.
Flats are generally owned by the owner... not the bank, so there aren't mortgage bills to cover and things like that to consider when deciding what amount to charge. To some degree "supply and demand" comes into play in the area, but that is not true all the time. Alexandria is a renters market right now...most expats are leaving so you can get quite a bit for not too much money, but like UD said... neighborhood will come into play, as well as the facilities provided (satelite dish, AC units, etc).

P.S. Depending on when you will need the flat, I have a friend that has a flat that is just perfect for a single person, in the Rhousdy area. If it is available, you might like it.
