13 Advice points for finishing your flat in Egypt from www.hemafinishing.com


1- Ask the worker or the contractor to show you examples of his previous work and references. Obtain written estimates, from several contractors, to make sure you are getting the best price for the job.

2- Never pay more than 50% in advance, to allow the contractor to purchase needed materials. The remainder should be paid in 2 or 3 instalments, as the job progresses, and the final payment should be on completion to your satisfaction.

3- Ensure you explain to your contractor precisely how you want the finished product to look. E.g. number and position of electrical sockets, switches, pipes etc. No detail is too small to mention. If you do not explain everything precisely, you may find your flat only has one electrical socket in a room, or your bathroom has no sockets. Remember, construction standards and expectations often vary widely between Egyptian and European workmanship.

4- Walls should be rendered in under 3cm thick cement to avoid cracking. If thicknesses exceed 3cm, wire mesh reinforcement should be used.

5- Be sure that is all the water pips you use in the flat from good material from (polypropylene) and all the pipes network must checked by high purse machine tester. To avoid any problems in the future could make you brake on the walls.

6- All water pipes in the flat should be constructed from high quality materials such as polypropylene, and tested at maximum pressure, to avoid future water damage to the walls.

7- All the bathroom floors must be isolated by special materials or black pitch., to prevent accidental water seepage.

8- Installing a water filter will protect your water system from sand damage.

9- Ensure your electrical contractor uses heavy duty 6mm electrical cable for heavy duty appliances, such as electric cooker, water boiler, oven, refrigerator, air conditioning units and microwave. 3mm connections can be used for lighter-duty appliances.

10- If you use natural wood windows and doors ,check carefully there are no cracks or warps in the wood. If you use aluminium, ensure you choose heavy duty units with mosquito netting.

11- In choosing ceramic or porcelain tiles, always choose first quality tiles not second or third to ensure strength and durability. It is also a good idea to purchase a few more than you need, for future repairs, as styles change, and you may not be able to match a tile at a later date.

12- Choose good quality washable paint for the walls. Always have colours mixed by computer, so you can match the colour codes exactly at a later date.

13- Take photos of the exact locations the electrical wires and water and sewer pipes before covering the walls. You may need this information if you drill into the walls in the future.

OBJECTION ... this is not topic for this fleers,. No one perfect. (Egyptian mentality) you talking about, have also allot of positive things you can't find it in most of other cold places.
